What Day Of The Week Should I List My Home For Sale?

If you are watching this video, it’s because you’re thinking about putting your home on the market for sale. If you’re going to put your home on the market, we could probably both agree that it makes sense that you have a strategy with how you list your home on the market, right?

To succeed you have to have a strategy, if you fail to plan, you plan to fail. The good thing is Liz Kroft has a plan.

One of the key pieces of the plan for successfully selling a property is knowing when to activate a listing and the data as to why. This is the plan that I’ve used to sell hundreds of homes here in Santa Cruz County. And this is the plan that I would love to put in place to help you get your home sold for the highest price, on your timeline. So here is a little bit about how one of the pieces of the plan works.

The Best Day Of The Week To List

Not all days are created equal when it comes to making a home “Active” on the MLS (Multiple Listing Service). I like to activate my listings on Wednesdays and I do that for a couple of strategic and data-driven reasons.

 First, I know that the two busiest search days of the week on websites like Zillow, Realtor.com, Trulia, Redfin, etc. are on Thursdays and Fridays. 

Second, it is also important to know that the way these websites rank the way properties show up in search results is based on how many days the home has been on the market (commonly known as DOM or Days On Market). So the less days the home has been on the market (or active), the higher it’s going to show in the search results. You see, by going live on a Wednesday your property will syndicate to all the websites overnight and by Thursday morning, you’re going to be right there at the top of the list and getting maximum eyeballs on your property. And THAT is exactly what we want - maximum exposure to the highest number of buyers.

Another component of my Wednesday strategy is that it allows us to be on the Thursday Broker Tour in Santa Cruz County. This is a weekly “Realtor Only” open house where agents are able to go out and see homes on behalf of their clients and get them excited about new properties that they can then see over the weekend ahead.
